What this looks like in a portal
We have written this out in full because a portal deciding whether to start should see exactly what they would be assembling, and where the revenue comes from.
The problem it solves
AI-assisted search hands buyers a short, filtered set instead of pages of results. Fewer listings get seen, each one gets more attention, and the decision to click or dismiss is made on the images. A listing that used to survive on location and price now has to survive on how it looks.
That makes bad photography the portal’s problem, not the agent’s. Photos arrive from professional agencies, from agents shooting on a phone, and from owners with no idea what a listing photo should look like - and in a short result set there is nowhere for a weak one to hide. Raising quality by policy does not work: you cannot mandate standards across thousands of independent uploaders, and enforcing them means rejecting listings.
Two things sit alongside it. Placement and visibility are finite, so the obvious revenue lines are already sold. And faces and licence plates appear in listing photos constantly, which is not a risk you want distributed across thousands of uploaders.
How it gets built
Two integration points, and the second is where the revenue is.
- Enhancement at upload, for everyone.
- The portal posts every uploaded image to the API before the listing is published. Enhancement and automatic blurring run on all of it. The uploader does not choose it, does not see a tool, and does not pay for it directly. This is the quality floor, and it is the part that changes how the portal looks.
- Add-ons inside the publishing flow.
- At the point where a user is completing their listing, the portal offers the editing they would otherwise go elsewhere for:
- Mess cleaner, shown in the example: clutter and personal items removed, or the room cleared entirely
- Virtual staging, indoor or outdoor, on an empty property
- Sky and weather, replacing a grey sky with the day the property deserves
- Photo to video, a walkthrough built from the stills already uploaded

Each is priced by the portal, on the portal’s own invoice, at the portal’s own margin. The models are the same ones professional agencies use, which is the point: a private owner buying a staging add-on gets output at the standard a brokerage pays a photographer for.

Questions we get from portals
No. Enhancement corrects the photograph, not the property: exposure, colour, verticals, windows. Generative edits that change what is in the room are separate, opt-in, and labelled as AI-generated.
It runs on the same infrastructure as our own production, which processes property listings at scale every month. Enhancement is designed for every image on every upload rather than for occasional use, so throughput is the default case and not an exception you have to negotiate.
AI-generated visuals come back carrying the transparency label the AI Act requires, so the obligation is met at production rather than left to your users.
